The Community
The Residences at Fox Hopyard will consist of fifty new custom built homes located in the historic and picturesque town of East Haddam, CT. Located along the banks of the Connecticut River, East Haddam offers its residents a bucolic rural location only 15 minutes from the Connecticut Shoreline and Interstate 95 while still within commuting distance of Hartford, Middletown, Norwich and New London. East Haddam is equidistant to Boston and New York City, and only 25 minutes from Connecticut's Casinos. East Haddam also offers a number of attractions, including The Goodspeed Opera House, Devils Hopyard State Park, and Gillette Castle to name a few. Low taxes, excellent schools and a quaint, historic town center with a number of shops and restaurants only add to the desirability of this exceptional location.
The Site
Developed as part of the award winning Fox Hopyard Golf Club, The Residences at Fox Hopyard was designed to be one of Southern New England's most desirable golf communities. The community consists of fifty exceptional wooded home sites ranging in size from .5 acres to 1.5 acres on over 230 acres, surrounded by an additional 270 acres of open space and golf course. Every home in the community will feature golf course or woodland views to the rear. The Homes
Each home at the Fox Hopyard will be designed by Jack Kemper Architects of Farmington, CT and exquisitely crafted by Nick Uccello of Uccello Development and his team of craftsmen to resemble the classic homes of coastal New England. Each home will also include a one year membership to the Fox Hopyard Golf Club. Most of the homes will feature first floor master suites and wide open contemporary floor plans within a classically designed exterior of shingle and stone. All of the homes at the Fox Hopyard will be ENERGY STAR® rated.
The Residence at 208 Fox Hopyard Road is designed to blend perfectly into its beautiful surroundings, while maintaining a wide open floor plan, as well as all of the modern amenities required by today's sophisticated home owner. The home is approximately 2500 square feet and will feature a first floor master suite and two additional bedrooms on the second floor, two and a half baths, a cozy second floor study loft, a chef's kitchen that opens up to an expansive dining room and a large family room with a wood-burning fireplace. In addition, this new house includes a large laundry and mudroom area conveniently located adjacent to the kitchen, and a two car attached garage. Jack Kemper architects has designed this house to have the all of the quality and efficiency of a new home while retaining the outward appearance and the high level of detail and authenticity of a traditional coastal New England Home. Some of the exterior features of the home will include cedar shingles, architectural roof shingles, Andersen® "simulated divided light" widows, detailed moldings, and blue stone walkways. The interior of the home features such luxurious touches as granite countertops, custom cabinetry and built-ins, extra wide casings, and hardwood flooring throughout the house.
208 Fox Hopyard Road will also include many energy saving, "green" features such as a Thermomass® Foundation using 2" of rigid foam insulation and framed walls will be sheathed with rigid foam board and contain blown-in fiberglass insulation for an overall R value of near 30. Windows will be double-pane, Argon gas filled units with Low E coating and the attic will be insulated with R-56 blown-in fiberglass. An ultra high-efficiency geothermal heating and cooling system with multiple zones, humidity control, and ductwork that is contained within the insulated building envelope will further enhance the energy efficiency of this spectacular home. In addition, TJI® Truss Joists, AdvanTech® Sub Floor, and finger jointed trim materials will be used wherever possible as these products use smaller "new growth" trees as opposed to large dimensional lumber, which requires the foresting of much larger "old growth" trees.
Availability
Construction of the Model Home at 208 Fox Hopyard Road is set to commence in the Summer of 2009. Pricing for that home is yet to be determined. The remainder of the homes will range in price from $399,000 to $799,900 and up, depending on the lot, the size, and the features of each home.
