Our New Milford project is a new home built to replace an existing home on Candlewood Lake, that was lost to a fire two winters ago. The new home has four bedrooms and approximately 4600 sq ft of conditioned living space. This living space is separated by three distinct areas; the basement, the first floor, and the guest quarters above the garage.

The 1800 sq ft, first floor is the main living area and is set up for our clients with a complete master suite, kitchen, deck, and garage access, while the finished basement and guest quarters are to accommodate their very large extended family. A modern and environmentally friendly GreenLeach Filter was used in the septic system for this home and the heating and cooling is provided via a geothermal heat pump with a Desuperheater hot water back-up. This system is a combination forced air/hydronic unit with the forced air side coming equipped with a heat recovery ventilator and HEPA filtration.

The main domestic hot water supply is solar and the basement and master bath floor contain radiant heat slabs, to be heated by the geo unit. The walls of the basement are pre-cast, insulated concrete with an R-10 rating while the first floor walls of the main house are SIP panels with an R-23 rating. The breezeway garage and living room ceiling are insulated to R-23 & R-40 with a combination of closed cell spray foam and cellulose. The stand alone master bedroom is a traditional post & beam frame with SIP walls and an R-40, SIP cathedral ceiling.

The roofing material is a recycled composite by Enviroshake® and the home's gutters and metal roofing are Rheinzink® products. The first floor hardwood floor is made up of trees that were damaged in the fire to the old home and a very efficient masonry heater by Maine Wood Heat will heat approximately 1200 sq ft for twelve hours and produce fewer emissions than a typical fireplace. There is also a rainwater harvesting system in place as well, which will in turn provide irrigation water for the landscaping. The project is being LEED and ENERGY STAR® certified by Steven Winter Associates.

We do plan to release a blog on this project, and will also host an open house for interested parties.
